In the first half of 2013, take-up in the Hamburg office market reached 212,000 m². That exceeds the prior-year figure by nearly 3 % and is close to the ten-year average (-1 %). It is also a good result by nationwide standards, securing Hamburg second place after Munich (325,000 m²), ahead of Frankfurt (210,000 m²) and Berlin (208,000 m²). In contrast to last year, take-up has already been boosted by a major contract concluded in the first quarter by PHILIPS (14,000 m²). Demand for office premises was strongest in the centre fringe area Centre South (25 %), which profits from proximity to the inner city and its moderate rental prices. This good value-for-money factor has made Centre South a magnet for tenants, as evidenced by the number of leases for more than 5,000 m² concluded there, for instance by DB Services (7,400 m²) and Innogames (6,600 m²). The city centre, accounting for nearly a fifth of take-up, finished close behind in second place.
