During 2H/2018, leasing demand for the Guangzhou Grade A office property market remained strong, evidenced by the continued increase in net absorption amidst the new completions. The rise was supported by many notable new leases and consolidations. The average vacancy rate for the Grade A office property market decreased by 4.3 percentage points (ppts) YoY to 4.3% by the end of 2018. This clearly depicts the market size and growth potential for the local market.

The outlook for the Guangzhou Grade A office property market is expected to be very positive, underpinned by the establishment of the Greater Bay Area and further investment in infrastructure projects, such as the completion and opening of the Guangzhou-Shenzhen-Hong Kong High-Speed Rail and other intercity transportation, which will increase business travel efficiency and connectivity among all major cities within the GBA. The overall office market will continue to favour landlords as the disequilibrium of supply and demand persists.
