Residential market continues its recovery

  • In Q2/2021, Beijing's residential market saw transaction volumes continued to be released.
  • Citywide first-hand residential supply reached 1.307 million sq m in Q2/2021, down 13.0% quarter-on-quarter (QoQ). Meanwhile, transaction volumes of first-hand commodity housing registered approximately 2.060 million sq m, up 6.4% QoQ.
  • Six new projects, three high-end apartment projects and three high-end villa projects, obtained pre-sale permits and entered the market, contributing 2,030 new units in total.
  • The supply volume for high-end apartments increased by 121.1% QoQ to 1884 units. The average transaction price increased by 0.9% QoQ and 2.2% year-on-year (YoY) to RMB100,155 per sq m in Q2/2021.
  • Three new projects entered the high-end villa market in Q2/2021, contributing 146 new units. The market saw 356 units transacted, while the average price increased by 0.8% QoQ and 1.9% YoY to RMB74,301per sq m.
