Macro control escalates

  • On 2 August 2021, Huangpu District announced a retreat in its talent housing policy published in December 2019.
  • On 17 August 2021, Nansha District tightened the purchasing eligibility for talent housing by adding domicile registration and social insurance/individual income tax limits to buyers.
  • New supply of the Guangzhou first-hand residential sales market edged up 0.6% quarter-on-quarter (QoQ) to approximately 1.7 million sq m as of 18 September 2021.
  • Affected by the increasing mortgage rate, more government intervention and the potential impact of policies on buyers' mentality, the citywide first-hand residential property transaction volume significantly decreased by 40.3% QoQ to approximately 1.3 million sq m.
  • The citywide average transaction price of the Guangzhou first-hand residential property market decreased by 4.0% QoQ to RMB38,358 per sq m by the end of Q3/2021.
