Welcome to Savills latest Market in Minutes research report on the UK regional office investment market

The prime regional office yield has moved in by 25 basis points and has returned to its pre Covid-19 pandemic level of 4.75%. The demand for prime assets with long income that have compelling ESG fundamentals are strong. Whereas demand for secondary opportunities is currently limited with rising build costs and risk aversion resulting in the spread between prime and secondary yields widening. Overseas investors remain active and are forecast to deploy the highest quantum of capital ever recorded into regional office market.

The demand for office space that can satisfy ESG criteria is outpacing the supply. This is set to continue in the short term with the development pipeline in both the Big Six regional cities and Greater London & South East region accounting for only six months of take-up in an average year.
